Everything I know about marketing I learned most of it the hard way!

There are two types of marketing, interruptive and permission.

There is nothing more and nothing less. Interruptive is the form of marketing that most every agent on the planet uses and has the lowest possible results. It is also the reason why we all watch 2 TV channels at the same time, we hate ‘interruptive’ commercials. Basically anytime you try to insert yourself into someone’s life to offer a product or service without permission you are using interruptive marketing.

Permission marketing means exactly what it sounds like, you are asking the  ‘prospects’ permission before you make any offer.

We are all marketers first.

We provide our services second.

AND we need to understand that most ‘prospects’ (I hate that term – I would like to refer to them as perspective clients) need 8-15 touches before they convert to a sale.

So using a permission based funnel to provide a steady stream of information to the ‘prospect’ is the simplest way to get MANY listings over a long term.

Here is my compiled list of ideas, links, etc to create funnels for buyers or sellers IN NO ORDER.

  1. Website funnel. If you don’t have a website you are just a fool! It should be a funnel built on a wordpress frame and blogged daily with information with keywords. SIMPLE
  2. Youtube. Video of clients, homes, etc pointing back at the website
  3. Facebook, twitter, linked. Permission based marketing at its best, they actually ask you to friend them and now you can market them.
  4. Roost.com. this is awesome, it is a FREE ‘spammer’ of facebook, twitter and linked.
  5. Database marketing! WHY WON’T YOU SEND YOUR CLIENTS AN EMAIL OR A NEWSLETTER! If you are going to send them either, make sure that it is REAL content about you or your work!
  6. QR codes, text codes, etc! Even I am trying to work something out on a free QR code website for my services. People like technology
  7. Syndication of any and all of your listings to the ALL of the websites that allow for syndication of your listings
  8. Craigslist/backpage, I have actually tested these with FAKE listings to generate buyers
  9. Boards, blogs, guest blogging, etc! WRITE DAMN YOU! Drop it anywhere and everywhere and label yourself as an expert on your website and an author on your website.
  10. Door dropping, door hanging and door knocking. This is face to face interruptive marketing so be kind and just deliver something that will benefit the homeowner.
  11. Direct mail, is the lowest and worst way to market, but it can be utilized with the correct marketing pieces.
  12. Direct calling, yes, harsh, but effective with the correct message of assistance. It will still have a low result
