I do not care what type of marketing you use: mailer, door drops, or door knocking; without QUALITY DATA you will never get ANY face to face time!
So in my quest for creating the BEST marketing and the BEST coaching for marketing I needed a quality data source for my referrals…
So basically there are 3 sources for Pre-NOD 61-91DQ information Foreclosures Daily, Black Book Data, and Mailinglist.org.

So here are my experiences…
I have personally used both Black Book and MailingList.org data (Foreclosures Daily NEVER returned my emails on 2 separate occasions to test their data)…
Both Black Book and MailingList.org use the same “data source” which means they both have KILLER data! I determine KILLER data as getting at least one death threat per 100 names and both companies have provided that information.
The only real difference is price!
MailingList (.org) only charges $100 for 100 names…
BASED ON PRICE for such a small list, MailingList(.org) was the winner for 2 reasons, response to me and my coaching students and PRICE per 100!
I don’t want to show any bias to any single company, however based on price and service WHY wouldn’t anyone use MailingList (.org) information?
The data from both companies works VERY well for obtaining information for mailers, door knocking, door dropping, or my MONSTER™!
In doing research on the origin of MailingList(.org) and Black Book APPARENTLY they all worked together many years ago and they BOTH use the same data source for getting PRE-NOD 61-91 DQs
MY JOB AS A COACH AND ADVOCATE FOR THE SHORT SALE MARKET IS TO FIND THE BEST SOURCE!
I am positive this will generate emails from ALL of these sources and agents claiming MANY things AND I am happy that the discussion has started about getting GREAT data AND it is paramount for a successful real estate agent!
